Lone Star Tax Advisors has a proven track record in reducing residential property tax valuations. Our consultants are typically successful in about 3 out every 4 cases. We conduct a thorough review of our client’s property and introduce effective arguments to achieve our target value. Below are just a few of the methods used by our consultants:
We review Appraisal District records for accuracy. Many times the property description can be incorrect on items such as grade, condition, extent of a remodel, incorrect square footage, or additional features. A correction in any one of these items can have a very big impact on the assessed value of your property.
Condition Issues that affect the market value of your property can be brought up during the protest process as a means of obtaining a reduction. To receive a value reduction, Lone Star Tax Advisors must provide documentation of the issue and an estimate of the cost to repair. Some common condition issues are foundation issues, roof damage, water damage, mechanical, plumbing or electrical issues.
Lone Star Tax Advisors will conduct a Comparable Sales Analysis for each residential property. This is where we compare the assessed value of your home with the sales prices of other similar properties that have sold in your neighborhood. Our consultants have access to the Association of Realtors Multiple Listing Service so we have the ability to see all sales that have occurred in your neighborhood.
We prepare a Uniform & Equal Analysis. A U & E Analysis compares the assessed value of your home with the assessed value of other similar properties in your neighborhood. According to the Texas Property Tax Code, appraisal districts must assess all similar properties in a uniform and equal manner.
